Ruby's Rooms is a distinctive guesthouse at 54 Eversfield Place, formerly known as 'Seaspray'. The frontage was painted by the street artist Dot Masters who gained recognition when she curated the 'underground' at Glastonbury. All six floors are utilised as the guest house which was offered for sale at Fox and Sons estate agents for £1.5 million in 2024[1].

The Hastings & St. Leonards Observer ran a feature on the property listing on the 15th of June 2024 describing the property as follows[1]:-

A solid oak front door leads to a beautiful entrance hall with many original Victorian features including a large stained glass door. One bedroom apartment consisting of a large sea view lounge with mini kitchen, double bedroom and en-suite. There is a garden Room / Bar leading on to a four tiered garden space with mature planting, BBQ and seating area.

The first floor has a single en-suite bedroom and a large open plan sea view lounge ad well as a kitchen entertaining space offering panoramic sea views. The second floor has a laundry room, toilet and sink and a double en-suite bedroom with sea views and a stained glass wall feature. It also has a king en-suite bedroom with garden views, a single bedroom and a large storage cupboard.

The third floor has a large shower room and separate toilet as well as a double en-suite bedroom with sea views and a king en-suite bedroom with sea views. There is also a large attic room with double bed, table and chairs and sofa with sea views and en-suite bath with shower.

Planning applications reveal that the property was converted from multiple occupation to a single residence in 1997[2], then becoming a guest house (Seaspray) in 199[3], with the basement being incorporated as part of the guest-house in 2002[4]. All of the aforementioned changes were implemented by Mr. and Mrs. Turner.
