Located at No. 46 St. Helen's Park Road, Ashburton, a detached three-storey villa was constructed in the late 1860s. The earliest recorded residents were Reverend J.R. Warburton and his wife, Elisabeth Mary Ann Warburton, although Elisabeth passed away in 1870. In the 1890s, the property became home to the Ashby family, with Richard John Ashby and his wife, Elizabeth Ada, taking up residence. By the early 1900s, Alfred Joseph Billing occupied the villa.

During World War II—and for a brief period before and after—the building served a new purpose as St Helens College for Girls, a private school. In 1944, it transitioned into a primary school, but this change was short-lived. By the early 1950s, the villa had been converted into flats.
